Wheelwright Arms to become flats

Construction works for the conversion of the Wheelwright Arms, in South Croydon, to flats has now commenced. Four flats will be created from the works which are due to complete in the early months of 2014.

A review of the existing pub explains the reason behind the conversion. This public house was running at a financial loss and had been for some time. The decline in its fortunes is reflected in the appearance of the building which is looking tired and neglected. This downturn reflects a wider trend in other similar public houses in the area. The building has a very small sales area and there is little scope to diversify by providing food on any significant scale. It is precisely the sort of public house which is affected by the factors of changing drinking patterns, competition from supermarkets, the increase in drinking at home, the increase in prices ‘at the pump’ and the smoking ban. Figures from Business4Sale.co.uk indicate that over 10,000 pubs have closed since 2002 nationally. All of this is combined with the impact of the wider recession. It was therefore necessary to find an alternative use for the building in order to ensure it had a viable future and that the street does not suffer from the adverse impact of a redundant building. The predominant use in the area is residential and it seemed logical to convert the building to apartments in line with this.

Macdonald Design were appointed by the owner of the pub in late 2012 to redesign the existing pub into residential accommodation. The constraints of the site have restricted the design to four flats but with excellent transport links they will be highly sought after. The local Planning Department, whilst supportive of the proposal as a whole, were keen to maintain the facade of the existing pub, whilst decorating and making this more appealing, in order to preserve the existing street scene. Following detailed consultation with Planning, approval was granted for the conversion of the pub to flats.
